When you need this form

Every reactive repair, planned maintenance visit and make-good task needs an instruction that survives the job. Work orders cover strata repairs, building defect rectification, electrical fault calls, plant servicing and handover punch lists. Owners, boards and incoming managers expect a per-asset record of what was authorised, what was done and what it cost, because undocumented work becomes a gap in the asset history.

The value sits in the closing evidence. A live work order carries before and after photos, the hazards found on arrival, the parts used and the tradesperson signature, pinned to the address and the time. Scanned dockets and email threads do not reconstruct that. Capital works planning only holds up when the underlying work history is complete.

What good looks like

• Asset or location identified, with the fault reported and the scope authorised.
• Arrival hazards noted before work starts, including isolation and access constraints.
• Checklist results recorded task by task, not summarised as complete.
• Before and after photos attached, plus parts and materials used.
• Follow-up actions raised, with tradesperson and authorising sign-off captured.
