Condition data drives every asset decision: what to repair now, what to budget for, what to hand back. Routine inspections capture that on a cycle across building elements, plant and finishes, so trends are visible rather than guessed. Owners taking on a new building, or tightening reporting, start here because a first condition baseline makes every later comparison meaningful.

Condition ratings are subjective until they are photographed. A live inspection stamps each rating with an image, a location and the inspector, so a defect rated poor in March can be compared to the same asset in September. Owners reviewing a maintenance spend, or challenging one, get evidence rather than an opinion in a report.

What good looks like

• Asset identified by register reference, location and description, not free text.
• Condition rating applied consistently, with the reason for the rating noted.
• Defects photographed close up and in context, so scale is clear.
• Corrective action, priority and estimated timing recorded against each defect.
• Inspector name, date and approval captured on the same record.
