When you need this form

Cladding, fixings, glazing and spalling concrete sit above footpaths, entries and car parks, so a failure drops onto people. Inspections run on a scheduled facade safety cycle, after severe weather, before remedial works and whenever an insurer or owner asks for current condition. Water ingress is the defect that turns up most, and it rarely stays cosmetic. Documenting the visual check is how a manager shows the risk was actively watched.

Insurers and owners want defects located, not described. A live record pins each finding to an elevation and level, carries the photo that proves the crack width or the stained render, and timestamps who looked. Compare two inspections and the movement is visible. A Word report cannot show that a defect was photographed on site, on the day, by a named inspector.

What good looks like

• Each elevation walked and recorded separately, with level and orientation noted.
• Cladding panels, fixings and sealant joints assessed for movement or failure.
• Spalling, cracking and rust staining photographed with scale and location.
• Glazing, balustrades and anything that could fall checked for security.
• Falling-object risks ranked by urgency, with exclusion zones flagged immediately.
