Asbestos register and annual review

When you need this form

Older buildings need a register that says where asbestos material sits, what condition it is in, and who reviews it. That register cannot be a one-off. Condition changes, works disturb material, and the review is expected at regular intervals. Regulators and insurers usually ask for this document first, ahead of anything else in the compliance file. Contractors read it before they start.

An out-of-date register is worse than none: it tells contractors the wrong thing. Recording each review live, with photos of the material and its labelling, shows condition over time rather than a single snapshot. That history is what proves the register was maintained, not simply written once and filed. Reviewers can see the last entry at a glance.

What good looks like

• Each item located precisely: building, level, room, element and access notes.
• Material type, condition rating and risk score recorded at every review.
• Controls in place noted: labelling, sealing, enclosure, restricted access.
• Photos of the material and its warning label, dated at inspection.
• Reviewer named, review date logged, next review scheduled and signed off.
